In addition to all the usual amenities—including Wi-Fi—you’ll enjoy a private courtyard balcony (4.8 m² / 51 ft²), centrally accessible from the kitchen, perfect for a relaxed breakfast or an evening glass of wine. In Detail: This spacious 3rd-floor apartment features two separate walk-in rooms: Master bedroom: A double bed (180×200 cm), a pullout sofa bed (120×200 cm) that forms part of a cozy reading nook, and a work area with a desk by the window—perfect for writing, studying, or remote work. There’s also a thoughtfully curated selection of Viennese-themed literature (in German & English) and a large wardrobe for storage. Living room: A pullout corner sofa (140×200 cm), a dining area that comfortably seats up to 6 people, and a music/media corner. A traditional wood-fired kitchen stove provides cozy warmth in colder months, For music lovers, there's also an electric piano, a lovely nod to Vienna’s rich musical history. Kitchen: Fully equipped with a refrigerator, dishwasher, stove, oven and kettle as well as Nespresso machine, there is also a breakfast nook for two. From here, you have direct access to the charming private balcony, furnished with a bench and a small table—a quiet retreat overlooking the inner courtyard. A separate toilet, and a clever architect-designed bathroom layout with a small enamel bathtub , accessible from both sides (see floor plan for details). Washing machine. The Neighborhood: The apartment is located in a culturally rich and safe “Grätzl” (neighborhood), almost directly adjacent to Augarten Park and within walking distance of Vienna’s city center and several major universities. The surrounding area is full of character, with a friendly local vibe and everything you need nearby—an organic grocery store, pharmacy, bank, cozy cafés, and traditional Viennese markets like Karmelitermarkt and Hannovermarkt. For outdoor enthusiasts, the Prater and Danube Canal are also close by. And thanks to excellent public transport connections (U4 & U6, tram lines 31, 33, 5, and bus lines 5A & 5B all within walking distance), the apartment is an ideal base for exploring all of Vienna and beyond. Additional Info: No smoking inside the apartment, but you're welcome to smoke on your private balcony. Parking in a nearby garage can be arranged upon request. Elevator access; however, due to the building's historic architecture, there are a few steps to climb between floors.
