Single room and double room in a 2 bedroom flat, part of a 4-flat building. Excellent insulation, so toasty warm in winter, nice and cool in summer. Neighbours helpful and friendly in my experience, although one is new, so I don't know him yet. Well insulated for sound - I know that 2 neighbours play instruments, but I do not hear them in my flat, and they have assured me they do not hear my piano. Single room/office space: Single bed, south east facing so morning light. One built in cupboard, one large wardrobe, under bed space (part of bedstead - sliding panel allows access, but stored items not visible when slid shut). Space for a chest of drawers/desk/armchair/cot - could be brought by the tenant, or negotiated for me to put in if the smaller room is going to be used as an office/baby room. Double room: Double bed. One built in cupboard, one large wardrobe, under bed space (part of bedstead - sliding panel allows access, but stored items not visible when slid shut), chest of drawers. Reading nook set up with a comfy chair, bookcase and lamp. Late afternoon light comes in as west facing, but I have black out curtains to avoid light preventing me from sleep/waking me in the summer. Communal spaces: Kitchen space separated from sittingroom/diningroom by a breakfast bar. Large fold out table with 2 dining chairs available for when having a sit-down meal, but breakfast bar suitable for more casual meals. Combination washing machine - dryer is available for use, efficient, not noisy. Bathroom. Clean, good water pressure. Can get steamy after showers or baths, so I use a dehumidifier to prevent damp in the flat. Small garden belonging to flat, with access to a larger communal garden. Good transport: Off-road parking for one large car or 2 small cars. On road parking (no permit required) for other cars (for guests). Never had trouble finding a place, does not get very parked up. Space to store one bicycle Buses: bus stop < 2 mins from the front door, goes to central Headington(8), JR (8), Brookes (8), centre of town (8), Marston and the other side of the centre (X3). Other routes <10 mins from front door go to nearby towns (Horton-Cum-Studley, Bicester, Wheatley, High Wycombe), Oxford train station, the centre. Oxford tube also goes from <10 minutes from front door into London - I have previously commuted once/twice per week into London with no problems. Nearby: Walking/running: In one direction, green space and fields are close for runs, and there is a lovely little nature reserve about a 40 minute walk through fields. In the other direction, the JR/Churchill/NOC are a good distance to walk/cycle as a commute. Warneford and Brookes are about a 40 minute walk. Headington High Street is easy to get a direct, frequent bus to, although I usually walk or cycle. There are 2 corner shops nearby which are well-stocked for essentials, and a nice Portuguese cafe/bar which is open late into the evenings. Also a fish and chip shop. There is a gym very close, with a swimming pool, and a primary school. Please note that photos are from some months ago, as I am currently in the middle of redecorating. Redecoration is not major - touching up paintwork mostly after wear and tear from about a decade since last painting. No major change to colour scheme in photos.

Comments: Quiet flat close to countryside, but excellent transport routes - short cycle or bus ride into University of Oxford or Oxford Brookes, excellent bus into the centre of London (Oxford Tube) which stops within 5 minutes walk, quick exit for travel north or east avoiding Oxford traffic - I regularly travel up to Coventry/Banbury/Aylesbury
Comments: Council tax is $165/month. Bills vary depending on heating, but usually come in about £150.
